PRE-DESIGN PHASE
Meeting with the Client
The initial meeting with YOU helps us understand your needs, goals and vision for your home.
Identifying the Project
In this stage, we know more about the details of the project like scope of work, location, size and scale.
Proposal Submission
Once project specifics are clear, we provide a proposal outlining service scope and associated costs for your approval.
Agreement
Upon proposal approval, we formalize our partnership through a signed agreement, marking the start of the next phase.
DESIGN PHASE
Project Analysis
We conduct a comprehensive project study, considering factors such as existing site conditions, zoning requirements, setbacks, height restrictions, allowed square footage, and adjacent properties. This stage also involves measuring existing structures, if any, for additions, conversions, or renovations.
Drafting and Conceptualization
Building upon our thorough analysis, we commence drafting, encompassing the existing site or structures, and design concepts. Here, we develop initial schemes to present to you.
Design Development
Collaboration with you is pivotal. In this stage, we present our design plans, eagerly welcoming your input and ideas. Revisions occur based on your feedback until we reach the approved design.
Construction Documents
With the design approved, we produce detailed drawings necessary for construction and city submissions. Coordination with structural engineers, T24 teams, and other professionals occurs in this phase. Once the complete drawing set is ready, it is submitted to the city.
Plan Review
We submit the entire set of drawings and documents to the city for approval. The duration of plan approval varies depending on project scope, size, and location. Throughout this stage, we address plan review comments and make revisions until all requirements are met.
